Our WA Building Permit Process

A licenced building surveyor to evaluate the building code rules and regulations in relation to your project and issue the formal building permit.

A formal site plan with your house and neighbouring properties by a qualified draftsperson needed for the building permit evaluation.

Sourcing and preparation of all of the engineering certifications for your custom shed or veranda structure for the building surveyor to make an evaluation.

Management of all secondary applications that are required by the building surveyor before they can issue the building permit, such as planning permits, dispensation for boundary length, site coverage, habitable window encroachments, easement and fire modifications. These types of applications get made to your council's building department, planning department, water company or fire engineering firms and the requirements vary by council and company.

Any physical inspections required like hole inspections for structures that have columns going into earth where width and depth of holes need to be checked for engineering certification.

A physical site visit for a final inspection of the finished build so the building surveyor can issue a final inspection approval notice.

Western Australia Building Permit Process 2024-2025

In Western Australia (WA), the process to obtain a building permit for a carport or shed typically involves working with your local council and meeting specific state and local requirements.

Here’s a general outline of the steps:

Determine if a Building Permit is Required

  • Small structures that meet certain criteria may not require a permit under the Building Regulations 2012. Generally, for a carport or shed to be exempt, it must meet size, height, and location limitations, such as being set back from boundaries or away from essential services.
  • If the carport or shed doesn’t meet these criteria, you’ll need to apply for a building permit.

Check Local Planning Requirements

  • Even if a building permit isn’t required, you may still need development approval or planning approval from your local council, particularly if there are zoning restrictions or specific local policies.
  • This is especially relevant in areas with specific design or heritage considerations, or if the proposed location of the carport or shed is close to boundaries or other structures.

Prepare Required Documents

The required documents usually include:

  • Site Plan: Showing the proposed location of the carport or shed in relation to property boundaries, other structures, and any essential services.
  • Floor Plan and Elevations Detailing: the dimensions, materials, and overall design.
  • Structural Engineering Certification: This may be required if the carport or shed exceeds certain size limits or has structural load requirements.
  • Drainage and Stormwater Plan: This might be necessary for larger structures to manage runoff.

Submit Your Building Permit Application

  • Applications are generally submitted online through the local council or via the state’s MyBuilding platform.
  • Depending on the council, you may need to apply for both a Certified or Uncertified Building Permit:
  • Certified Permit: Requires an assessment from a private building surveyor before submission to council. This can often be a faster process.
  • Uncertified Permit: The application is submitted directly to the council, where it will be reviewed for compliance with the Building Code of Australia (BCA) and relevant planning schemes.

Await Assessment and Approval

  • The council or building surveyor will assess your application for compliance with the Building Act 2011, BCA, and any relevant local planning policies.
  • Once approved, you will receive the building permit, allowing you to start construction. Permit fees vary by council and project specifications.

Commence Construction and Schedule Inspections

  • With the permit in place, you can begin construction according to the approved plans.
  • Inspections may be required at various stages of construction, especially for larger structures or those with significant structural elements. You may need to arrange these with your council or a private building surveyor.

Final Inspection and Completion Certificate

  • Upon completion, you may need a final inspection to confirm the structure’s compliance with the permit conditions.
  • A Certificate of Completion or Occupancy Permit may be issued to verify that all requirements have been met.
