Our Victoria Building Permit Process
A licenced building surveyor to evaluate the building code rules and regulations in relation to your project and issue the formal building permit.
A formal site plan with your house and neighbouring properties by a qualified draftsperson needed for the building permit evaluation.
Sourcing and preparation of all of the engineering certifications for your custom shed or veranda structure for the building surveyor to make an evaluation.
Management of all secondary applications that are required by the building surveyor before they can issue the building permit, such as planning permits, dispensation for boundary length, site coverage, habitable window encroachments, easement and fire modifications. These types of applications get made to your council's building department, planning department, water company or fire engineering firms and the requirements vary by council and company.
Any physical inspections required like hole inspections for structures that have columns going into earth where width and depth of holes need to be checked for engineering certification.
A physical site visit for a final inspection of the finished build so the building surveyor can issue a final inspection approval notice.

Get Started
Read and understand the process and start your building permit application. You will only pay the $1,950 when the building permit is ready to issue. If your building permit is refused you will not be charged any money by Easy Permits.
We start the process and let you know what we need from you
You will receive an email confirming the two things we need from you to get your building permit application underway.
You give us consent to be your building surveyor and send us what you propose to build
The two things you need to do are :
1. Consent to formally appoint Easy Permits Pty Ltd as your registered building surveyor by completing the letter of appointment form. This allows us to act on your behalf with council and any other relevant entities throughout the process.
2. Email your Stratco CAD drawing that has your DIY Shed or Veranda details to applications@easypermits.com.au with your address as the subject line.
We will ask you to locate where your shed or veranda is being built on your property
EasyPermits will email you a site plan of your house that it’s drafting department will create and request that you draw where you will be installing your shed or veranda on your property, include 2-3 photos of the area where you are installing the structure and ask you to email that back to applications@easypermits.com.au with your address as the subject line.
We evaluate your building permit application
Easy Permits will also access your land title docs and any other relevant information required to enable a building permit evaluation such as engineering documents for your Stratco shed or veranda. Easy Permits will then make it’s evaluation of your building permit and do one of two things:
1. Issue you your building permit and email it to your nominated email address within approx. 2 weeks.
2. Email you any application that your DIY shed or veranda requires from your council’s building or planning department, water authority or fire engineer.
IMPORTANT NOTE
Approx. 7 out of 10 jobs will require an extra application of some nature due to the requirements of the building act or the council your property resides in. These are very common and will be things like planning permits, site coverage dispensations, length on boundary dispensations, habitable window allowances, build over/near easements, fire engineer certificates. The average amount of applications per building permit is two, with fees totaling $900 but this can be more or less.
IMPORTANT NOTE
These fees are not part of the $1,950 paid to Easy Permits and are payable by you if they are required for your project.
We send you the applications required to allow your building permit to be issued if required
Easy Permits will email you from applications@easypermits.com.au any application fee that is required and request you pay that fee directly to the council, water authority, fire engineering firm or any other entity requiring an application.
IMPORTANT NOTE
These entities will not consider your application until the fee is paid and Easy Permits will not be able to apply and progress your application(s) with those entities until that payment has been made.
We apply and manage these applications for you
Once the fees are paid by you Easy Permits will do the application on your behalf and supply them will all the drawings and bespoke requirements they require that differ by council and entity.
IMPORTANT NOTE
These applications can take 3-4 months and the timing is out of Easy Permits' control other than professional and timely contacting of the council and other entities by Easy Permit staff to help keep the process moving as quickly as possible for you.
If footings/holes are needed to be dug EasyPermits checks it
To ensure the works are carried out in accordance with the issued building permit Easy Permit is required by law to carry out 1 or 2 site inspections depending on the project. Sheds will require 1 final inspection after the project is built before a final inspection notice can be issued as will verandas where the columns are bolted onto existing concrete BUT verandas that have columns into earth where holes need to be dug to required widths and depths for engineering purposes an Easy Permits inspector needs to come and look at those holes in person. When a hole inspection is required contact the Easy Permit office on 1300 902 393 or email inspections@easypermits.com.au to book in a time for that inspection.
Final Inspection
When you are ready for your final inspection contact the EasyPermit office via email inspections@easypermits.com.au to book in a time for that inspection and an EasyPermits staff member will call you to organise a suitable time and email confirmation of that time.
