Our NT Building Permit Process
A licenced building surveyor to evaluate the building code rules and regulations in relation to your project and issue the formal building permit.

Management of all secondary applications that are required by the building surveyor before they can issue the building permit, such as planning permits, dispensation for boundary length, site coverage, habitable window encroachments, easement and fire modifications. These types of applications get made to your council's building department, planning department, water company or fire engineering firms and the requirements vary by council and company.
Any physical inspections required like hole inspections for structures that have columns going into earth where width and depth of holes need to be checked for engineering certification.
A physical site visit for a final inspection of the finished build so the building surveyor can issue a final inspection approval notice.

Determine if a Building Permit is Required
- Some small structures may be classified as exempt development, meaning they don’t require a building permit if they meet certain conditions, such as limits on size, height, and location (e.g., setbacks from property boundaries).
- For larger structures, a building permit will be required, and you should check with your local council to confirm whether the carport or shed qualifies for exemption.
Check Local Planning Requirements
- Regardless of building permit requirements, you may still need development approval from the NT Planning Authority, especially if there are zoning or overlay restrictions, such as heritage, flood-prone, or environmentally sensitive areas.
- Contact your local council or consult the NT Planning Scheme to verify if planning approval is needed for your property.
Engage a Building Certifier
- In the NT, building permits are issued by registered building certifiers. You can engage either a private certifier or the local council’s building services.
- The certifier will assess your plans to ensure they comply with the Building Act 1993 (NT) and the National Construction Code (NCC).
Prepare the Necessary Documentation
You’ll need to gather and submit documentation, including:
- Site Plan: Showing the location of the proposed carport or shed relative to property boundaries, existing buildings, and essential services.
- Detailed Building Plans: Including floor plans, elevations, materials, and construction details.
- Structural Engineering Plans: For larger or more complex structures, engineering certification may be required to confirm structural integrity.

- Permit fees will apply, and the amount can vary depending on the project scope and the certifier’s requirements.
Receive Permit Approval
- If the application meets all requirements, the certifier will issue a building permit, allowing you to begin construction.
- The permit may include specific conditions, such as required inspections at different construction stages.
Commence Construction and Arrange Inspections
- With the building permit approved, you can start construction according to the approved plans.
- The certifier may conduct inspections at key stages of construction, such as footings, framing, and completion, to ensure compliance with the permit.
Obtain a Certificate of Occupancy or Final Certificate
- Upon completion, the certifier will perform a final inspection to verify that the structure complies with the approved plans and relevant building standards.
- Once approved, you’ll receive a Certificate of Occupancy or a Certificate of Completion, confirming that the carport or shed meets all necessary requirements and is safe to use.
