Our NSW Building Permit Process
A licenced building surveyor to evaluate the building code rules and regulations in relation to your project and issue the formal building permit.
A formal site plan with your house and neighbouring properties by a qualified draftsperson needed for the building permit evaluation.

Management of all secondary applications that are required by the building surveyor before they can issue the building permit, such as planning permits, dispensation for boundary length, site coverage, habitable window encroachments, easement and fire modifications. These types of applications get made to your council's building department, planning department, water company or fire engineering firms and the requirements vary by council and company.
Any physical inspections required like hole inspections for structures that have columns going into earth where width and depth of holes need to be checked for engineering certification.
A physical site visit for a final inspection of the finished build so the building surveyor can issue a final inspection approval notice.

Determine if Development Consent or Complying Development Certificate (CDC) is Required
Exempt Development: Some small carports and sheds may not need council approval if they meet certain conditions under the Exempt Development criteria in the NSW State Environmental Planning Policy (SEPP). Check if your structure qualifies by reviewing the guidelines on the NSW Planning Portal. Generally, exempt developments have restrictions on size, height, and location.
Complying Development: If it doesn't qualify as exempt, the next option is to apply for a CDC. This is a fast-tracked approval process if the structure meets specific development standards in the SEPP (for example, for residential, low-impact structures).
Prepare Documentation
Gather the required documents, which typically include:
- Site plans showing the location of the proposed carport or shed.
- Floor plans and elevation drawings.
- A description of materials to be used.
- Compliance certificates or statements, if needed.
You might need to engage a drafter or architect to help create compliant plans.
Apply for a CDC or Development Application (DA)
The right application:
- If using a CDC, submit the application to an accredited certifier or the council through the NSW Planning Portal.
- For a DA, submit your application, including plans and necessary documentation, directly to your local council via the NSW Planning Portal.
Undergo Assessment
- For a CDC: The certifier or council will review to ensure compliance with SEPP standards. This can be quicker, as the CDC approval process is streamlined.
- For a DA: The council assesses the proposal, considering factors like local planning policies, neighbour impact, and environmental implications. The DA process can take longer and might involve public notification.
Receive Approval and Commence Construction
Once you receive the CDC or DA approval, you can proceed with construction. Be sure to:
- Follow the approved plans precisely.
- Adhere to any conditions specified in the approval.
Complete Final Inspections
Once the structure is complete, it may require a final inspection to confirm compliance. This can be done by the certifier or council, depending on the approval type.
